Half or more of Texas home owners are paying more than their fair share of property taxes. Appraisal districts are flexible on market value appeals given the large number of houses they value and that are protested. The lower value stands when appealing market value and unequal appraisal. Appeal both every year. Winning a property tax protest is easy. Getting property owners to appeal is hard. Only 10% of Texan home owners appeal their property taxes.
Many owners intended to appeal but the May 15th date slipped by with no appeal. If you want to appeal and it is slipping your mind, consider a consultant. One reason it is difficult for appraisal districts to correctly value homes is they are not homogenous. Some have been remodeled and some haven’t. Appraisal districts are willing to settle property tax appeals because they realize their values are not precise. Property owners have a duty and responsibility to appraisal property taxes annually. It is not prudent or reasonable to rely on the appraisal district’s estimate.
